Virtual design and construction (VDC) is the process of using virtual technologies to design, simulate, and coordinate a project before construction begins.
Whether through VR (virtual reality) or AR (augmented reality), VDC allows for a higher degree of certainty and accuracy during the preconstruction phase which can save time and money for clients. Additionally, VDC helps protect the safety of workers by identifying potential hazards before construction begins.
To achieve this, we have developed a growing portfolio of VDC services that leverage industry-leading technologies and our proprietary software.

Coordination
3D virtual trade coordination is used to resolve conflicts between building systems prior to construction. Early collaboration with BIM gives teams the opportunity to analyze and optimize building systems, improve constructability, maximize opportunities for prefabrication, and explore cost savings initiatives.
Model Checking & Analysis
BIM can be used to check and validate a wide range of items within a design model. BIM can be used to check for compliance with local building codes, ADA, safety criteria, and more. This information gives project teams the ability to identify and correct issues prior to building; eliminating costly rework, expediting project schedules, and enhancing project safety.
4D Scheduling
4D modeling integrates 3D models with schedule data. Augmenting traditional Gantt charts and Critical Path (CPM) schedules, 4D models enable our project teams and stakeholders to visualize, plan, and optimize the phasing and sequencing of a project.
Production Tracking
Production tracking leverages BIM to track and communicate the progress of work on a jobsite by capturing status information on a project’s equipment, materials, and/or labor. Providing clear depictions of the status of the work helps us ensure the right materials, equipment, and tradespersons are available to complete the work as planned.
5D Cost Estimating
With 5D BIM, quantity take-offs and cost estimates can be generated quickly as a project progresses, tracking and validating scope changes on the project’s cost and schedule. The use of BIM expedites many of the manual tasks associated with estimating; freeing our teams to focus on the complex issues that really drive costs.
3D Printing
3D Printing is the process of fabricating a physical object from a digital model. As an early adopter of 3D printing, we’ve found a wide variety of productive applications for the technology; integrating 3D printing with BIM to produce mock-ups, constructability models, and even building components used to solve construction field challenges.
6D Operations Handover (Digital Twinning)
The intelligent linking of a model with information that aids facilities managers in the operation and maintenance of a building is commonly referred to as 6D BIM. Long after we’ve turned over the keys to a new facility, this model data can be used by our clients to streamline the management of a facility throughout its operational life cycle.
AR & VR Mixed Reality
The immersive nature of virtual and augmented reality allows our project teams and clients to engage with projects in ways that were previously unimaginable. Giving our teams and project stakeholders the opportunity to see and interact with their facilities before they’re built increases collaboration and facilitates better planning and informed decision making.
Logistics Planning
Site logistics models help our project teams and stakeholders visualize and understand a project, evaluate options to make the most efficient use of a project site, and establish an operations plan built around safety and efficiency. Logistics models are also used to identify, communicate, and address construction challenges long before work begins in the field.
Laser Scanning
Laser scanning rapidly captures detailed geometric information about existing conditions. Once the information is incorporated into a model, we can develop accurate as-builts, identify and resolve coordination issues between existing conditions and new project scope, and produce deliverables that meet the specific needs of our clients and project teams.
Safety Planning
Our continued commitment to safety is enhanced through the use of BIM which enables us to better plan for, analyze, and mitigate potential safety hazards on our projects. BIM is a critical tool in Turner’s risk management toolbox, permitting better ways to pre-plan work and validate safety measures on the jobsite.
Model-Based Layout
Model-based layout combines the precision of laser-guided instrumentation with the accuracy of BIM to physically locate or verify work-in-place on a project site. Model based layout allows us to lay out work in the field quicker, with a higher degree of precision, and at a reduced cost using smaller crews.
VDC is an integral part of the entire construction process and not an after-the-fact analysis tool. Our integrated approach to VDC extends to how we manage our network of professionals.

What is VDC?
Virtual Design and Construction (VDC) is a type of technology that creates digital models of buildings and project sites. Turner’s VDC Managers and Engineers throughout the US include Architects, engineers, and contractors. Our expert staff use VDC models to visualize and plan building designs, processes, schedules, budgets, and more. VDC technology gives Turner the upper hand in analyzing construction plans from start to finish before breaking ground.
What is BIM?
Building Information Modeling (BIM) is the process of creating a 3D, digital representation of a building, which can include both physical and functional characteristics. At Turner, we can leverage BIM tools during every phase of a building project; preconstruction, construction, and facilities management.
What is the difference between VDC and BIM?
VDC and building information modeling (BIM) technology are related but differ in purpose. BIM technology creates a digital representation of a physical building. VDC technology uses 3D BIM models and other information to digitally plan out all aspects of a construction project—from estimating costs to scheduling and risk management.
