Watershed

Transforming Possibilities and Redefining Environmental Norms

Watershed is the only building to pursue the 2014 version of Seattle’s Living Building Pilot Program (LBPP), and the third building overall to pursue the program. The project includes a 7-story, approximately 67,000 sq. ft. office building with approximately 5,400 sq. ft. of retail at grade. Two frontages include vibrant pedestrian environments as well as treatment of stormwater from the historic Aurora Bridge. Located at the corner of Troll Avenue N and N 34th Street, the project posed logistical challenges due to its proximity to residential neighbors, Seaplane flight paths, and a flurry of pedestrian and bike traffic. The building features 101 bicycle spots, electrochromic glazing, an aluminum framed curtain wall, fiber cement panels, three PT decks, and concrete board formed walls self-performed by Turner.
