Birla Niyaara is a premium residential development by Birla Estates in Worli, Mumbai. Located in the heart of South Mumbai, the project combines luxury residences, retail spaces, club facilities, podiums, basements, amenities, services, and parking into a large-scale integrated development.

Birla Niyaara is a landmark luxury residential development by Birla Estates in Worli, Mumbai. Spread across 5.35 acres, the project includes two residential towers, retail spaces, club facilities, basements, podiums, amenities, services, and parking areas.
With a total construction area of 3 mn sq.ft and 562 residential units across Tower A and Tower B, Birla Niyaara represents a major high-rise development in South Mumbai. The project uses advanced construction technologies including Automatic Climbing Systems, 37.52mm thick dgu glasses with 265mm wide unitised curtainwall facade system for Tower, Reckli formliners, maturity sensors for real-time concrete strength monitoring, post-tensioned slabs, and specialized waterproofing systems.
The project reflects Turner’s commitment to safety, quality, and execution excellence, achieving 12.6 million safe manhours while delivering a complex vertical development in one of Mumbai’s most prominent urban locations.
