The FMC Tower at Cira South is a 1,058,000 sq. ft. multi-use, 49-story high-rise building located in Philadelphia, PA on the corner of Walnut Street and 30th Street. The tower is partially constructed over active railroad lines.
The lower portion of the building (Floors Lower Ground Level through Floor 26) contains offices, 10,000 sq. ft. of retail, and amenities areas. The residential floors (29 through 46) contains 268 apartments managed by Korman Suites. Floors 47 through 49 are for MEP, elevator service rooms, and other base building function areas.
The construction of the structure for the residential floors is vastly different from the office floors: on Floor 29 the building structure transitions from a concrete core with steel framing to an all-concrete superstructure. The building’s glass curtainwall comprises nearly 6,000 unitized curtainwall panels.
In addition to the building’s core and shell work, Turner performed a full fit-out of residential Floors 29 through 46, FMC’s Floors 16 through 26, as well as fit-outs for Nasdaq, Lutron, and MyCIO. The 28th floor is a shared amenity floor which includes a fitness center, media screening room, private dining and conference areas, and a 72’ pool. The residential floors contain 268 apartments. The tower is LEED® Gold Certified.
